Because we take on the full commitment, your rent is paid reliably every single month—regardless of occupancy—completely eliminating for you the worry of costly void periods.

Your property will be fully managed at absolutely no cost to you. You will be paired with a dedicated Property Manager who will handle all the day-to-day details, including guest check-ins and check-outs, regular cleaning, routine maintenance, thorough inspections, and seamless rent payments. You will no longer have tenants, but mid to long term guests occupying your property. It’s a truly hands-off experience designed to give you peace of mind your investment thrives.

By agreeing for us to manage your property at no additional cost, this is a completely hands-off experience for you. No longer will you have to pay a management fee, or manage the property yourself. We guarantee your income, with significantly less involvement.

At Lee-Fletcher Ltd, we have the correct agreements, experience of managing properties and a team of experts around us to ensure your property is well looked after to ensure this is a hands off investment for you.

As part of our agreement, we take a deposit from our guests to cover any potential damage the guests may make. Of course damage to a property is always a possibility, but we have regular cleans and inspections to ensure the property is being maintained to Lee-Fletcher Ltd. high standards. The business is covered by insurance if ever needed.

Our guest agreements specify a strict no party or pet policy. You may wish to take up the option of having a noise monitoring system installed. If so, we would take the responsibility and deal immediately with the alerts that signal a high level noise at any given time of day. At Lee-Fletcher Ltd. we pride ourselves on fast resolution to potential problems that may arise.

Most mortgage providers are satisfied with having a guaranteed rent management agreement. We would encourage you to check your terms and conditions from your mortgage provider. We would be pleased to carry out such checks on your behalf should you wish.

Lee-Fletcher Ltd will cover all the bills relating to the services consumed at the property, including Council Tax, Water Rates, Gas and/or Electricity, Telephone and Broadband. 

Typically we would look to accommodate those contractors or working professionals who need a ‘home-away-from home’ who require a place to stay for a period of time and who do not wish to book into a hotel.

Lee-Fletcher Ltd. carries out quarterly inspections on your property. However if a guest is staying less than three months, we will inspect the property between guest check-outs and check-ins. We will also inspect the property during any maintenance work as and when. If you would like to carry out your own inspections, we can give the guests adequate notice and organise an appropriate time for both parties.

As soon as the agreements have been signed and the keys handed over we can begin preparing your property. This can be in as little time as 24 hours from our initial discovery call.

At Lee-Fletcher Ltd. we operate differently to other management companies. We handle everything from property maintenance and guest check-ins to comprehensive paperwork and ID checks—all at absolutely no cost to you. We generate our income by charging our corporate clients a premium for a seamless, 'home-from-home' stay. This means the rent we agree on is exactly what lands in your account. No hidden fees, no management costs, and no excuses—just your rent paid in full and on time, month after month.

We do not charge a management fee like other companies. We also cover maintenance up to £50 ppm so you do not need to be involved in the minor repairs or touch ups unless you want to be informed.

A vacant property is Lee-Fletcher Ltd. liability. We will guarantee your rent each month regardless if the property is occupied or not. We invest our own capital to ensure your property is beautifully presented and completely guest-ready. From fresh paint and minor repairs to stylish furnishings and everyday essentials, we elevate the space to a standard we’d be proud to live in ourselves. This helps us ensure your property is set above the rest, and will be a preferable choice compared to other short term stay options.

Once we commence management of the property, we invest our own funds to ensure your property is comfortable and of high standard for guest to stay in. We charge a premium to the guests for providing a home-away-from-home experience. This uplift covers our operational costs.
